UAH Property Management, LP serves as the management agent for affordable housing communities nationwide. The communities managed by UAH operate under the guidance of various state and federally regulated affordable housing programs. The majority of these apartment communities are Low Income Housing Tax Credit (LIHTC) properties, also known as tax credit or Section 42 properties.
The LIHTC program is designed to provide affordable housing for low income residents. It is an IRS program which is regulated by the state agency responsible for allocating the funds made available through the IRS Section 42 program. These funds are used to build or rehabilitate these properties.
In addition, UAH manages properties that participate in HUD Project Based Section 8, HUD Section 236, HOME Program, Bond Program and various Public Housing Programs. Many of our communities are layered with several different types of affordable housing program funds. Section 42 of the IRS code dictates Policy and Procedures for the LIHTC, HOME and Bond Programs, while HUD dictates Policy and Procedures for the majority of the additional programs. As a result these programs are highly regulated and require absolute strict and complete adherence to the policies and procedures.
UAH Property Management recognizes that strict compliance to the regulations published by the Texas Department of Housing and Community Affairs (TDHCA), Southwest Housing Compliance Corporation (SHCC), and the other state agencies tasked with oversight and enforcement of the LIHTC Section-42 regulations are absolutely essential in the management of Section-42 and Section-8 properties. To ensure compliance, we have a dedicated team of compliance professionals in the UAH Compliance Division, under the supervision of a Compliance Director. Our clients may also select another outside compliance advisor, if desired. UAH Compliance Division reviews and approves all new leases and re-certifications, conducts periodic on-site audits, and provides compliance training for our employees. In addition, UAH Compliance Division representatives supervise the set-up of all new communities (lease-ups and newly acquired management accounts).
